Q1: What is the project?
Ans: This is an independent luxury villa project spread over 11.5 acres of land in Alibaug. There are total 50 villas in the complex of 3 & 4 BHK size with a club house.
Q2: What are the sizes of villas and the plot?
Ans: The 3 & 4 BHK villas have built up areas ranging from 3300 sq.ft to 4300 sq.ft constructed on individual plots sizes ranging from approximately 4800 sq.ft to 10000 sq.ft.
Q3: What are the facilities available in the club house?
Ans: The club house facilities include fully equipped Fitness Centre, Swimming pool and indoor games like TT, Snooker etc. The property also has a pool side lounge, party area and play park for kids.
Q4: Where is the project exactly located? How far it is from Mumbai & Pune by road?
Ans: The project is in a village called Gondhalpada which is approximately 2 kms from Alibaug town and 16 kms from Mandwa jetty. By road from Mumbai it is approximately 95 kms and from Pune it is 137 kms.
Q5: Are there any pick & drop facilities available from Mandwa jetty?
Ans: We have a tie up with a leading speedboat charter company and a car rental company for villa owners.
Q6: How accessible are the local markets, banks & ATMs, schools, colleges & hospitals from the project?
Ans: Alibaug town is barely at 2 kms distance from the project and hence all the basic and essential requirements are accessible within walking and driving distances.
Q7: How far are the beaches, leisure and other site seeing spots from the project?
Ans: Alibaug beach is at 3 kms, Varsoli beach is at 2 kms, Nagaon beach is at 7 kms and Kashid & Murud-Janjira beaches are at 35-50 kms distances respectively from the project. Birla Mandir is approximately 20 kms while Radisson Blu Resort & SPA is at a 1 minute walking distance from our project.
Q8: What about the house keeping & maintenance of the complex & individual villas?
Ans: A professional facilities management company (FMC) will take care of maintenance of common areas like gardens, internal roads & club house etc. and also housekeeping of individual villas.
Q9: What are the security arrangements in the complex?
Ans: The whole complex will have electronic surveillance system along with security staff of the FMC.
Q10: What is the price of each villa and how is the payment schedule?
Ans: Each villa has a different pricing due to different built up area and plot sizes. We will be happy to share with you the base pricing and other charges viz. SDR, Taxes & maintenance etc. once you convey us your preferred choice of villa.
Q11: Are these villas furnished and does the pricing include the furnishing cost?
Ans: The villas can be purchased as furnished or unfurnished. Furnished villas will carry an additional cost.
Q12: Has any bank or financial institution approved the project for financing?
